The Most Important Steps When Purchasing a Property

We are happy to accompany you through every stage, from searching for your dream property to the final signing of the notarial deed.

First Contact

First Contact
Have you found your dream property on our website?
We look forward to receiving your enquiry and will gladly provide you with all the details about the property.
If you haven’t found the right one yet, feel free to share your preferences with us via the contact form or by phone. We will gladly take care of your request.

Property Viewing

Property Viewing
Once we have contacted you, a viewing appointment can be arranged. During the on-site visit, you will gain a first impression of the property and can assess the location, condition, and all other key features. Viewings are, of course, free of charge.

Decision-Making

Decision-Making
After the viewing, we will provide you with all available information about the property and support you in your decision-making process.
If the property convinced you during the viewing, we can temporarily reserve it for you. If you decide to proceed, we will submit an offer to the seller in consultation with you.

Preliminary Purchase Agreement

Preliminary Purchase Agreement
Once the offer has been accepted, we will prepare a binding preliminary purchase agreement for you, which typically includes a down payment (deposit – Caparra Confirmatoria). If the seller withdraws from the transaction, they must repay the deposit in double. If the buyer withdraws, the seller may retain the deposit.

Final Purchase Agreement

Final Purchase Agreement
After signing the preliminary agreement, the remaining details will be clarified, and the definitive purchase contract will be prepared.
When signing the contract, the agreed transfer of ownership takes place in exchange for payment of the outstanding amount. Both the buyer and the seller must sign the contract.
The transfer is executed by a notary through a public or private deed, which is then registered in the land registry.

Taxes When Purchasing a Property

Taxes When Purchasing a Property
Taxes and fees relating to the transfer of ownership are generally borne by the buyer. Depending on the intended use of the property (first home, second home, etc.) and on whether the seller is a private individual or a company, different taxes and fees may apply.
